THE ROLE OF TRAINING AND MOTIVATION IN REDUCING JOB TURNOVER IN QUANTITY SURVEYING FIRMS IN KENYA

ABSTRACT
Staff turnover has become one of the greatest challenges that organizations face today and
quantity surveying firms are no exception. The quality of training and level of motivation
offered to employees is one of the most important factors in determining the effectiveness
and efficiency of quantity surveying firms. This study aims to investigate how meeting the
training and motivation of employees help reduce job turnover in quantity surveying firms
in Kenya. The research sought to establish the causes of employee turnover in quantity
surveying firms in Kenya; establish the training and motivation strategies used in quantity
surveying firms in Kenya and the extent to which they are being employed; the barriers to
workforce training and motivation and thus propose the most suitable training and
motivation strategies within quantity surveying firms in Kenya. The research concentrated
on graduate quantity surveyors, registered quantity surveyors who are employed and
registered quantity surveyors who are principals of registered consulting quantity
surveying firms in Kenya based in Nairobi County. Data was collected using questionnaires
and analyzed using Statistical Package for Social Sciences.
The findings of the study are that the main causes of employee turnover are unsatisfactory
remuneration and lack of career advancement. The study also found out that there is a low
adoption of training and motivation strategies in quantity surveying firms in Kenya. The
researcher established various barriers to workforce training and motivation which include,
lack of interest by employees in the training offered, unwillingness by management to
spend on training and motivation programs, rigidity by stake holders to work with the old
methods as they have done before and lack of a well-defined training program in place
among others. The study recommends management of quantity surveying firms be
sensitized and encouraged to embrace training through Continuous Professional
Development, seminars, short courses, workshops and team building activities. Principal
quantity surveyors are also encouraged to embrace the use of promotions, training and
salary increment for employee motivation as a way of reducing employee turnover in
quantity surveying firms in Kenya.
