AN INVESTIGATION INTO THE FACTORS INFLUENCING THE ADOPTION OF SUSTAINABLE RETROFITTING OF COMMERCIAL BUILDINGS IN NAIROBI CBD

ABSTRACT
This study was to establish the reasons why commercial buildings are not being widely retrofitted in Nairobi despite the benefits of the procedures. By clearly identifying the reasons behind the slow embracing of the project, practical solutions have been generated to improve sustainability in the Built Environment.
The objectives of the study were to determine the forms and nature of retrofitting works carried put in commercial buildings in Nairobi, the extent of awareness of these procedures and the factors hindering the adoption of these principles.
The findings of these investigations have been used to generate workable solutions and encourage the adoption of sustainable retrofitting procedures for commercial buildings to make the built environment in Nairobi more sustainable. Sustainability in the built environment will improve the living standards of people as well as preserve our environment.
The findings were analyzed and discussed to reach a number of conclusions and recommendations that could be adopted in the built environment in Nairobi to improve the state of buildings. The responsibility falls on all stakeholders in the industry including the consultants, contractors, central and local governments, the relevant authorities, building owners and the tenants as well.
In order to achieve sustainability in the built environment, it has been important for collaborative efforts in all areas involved from the manufacture of materials, the design process, the construction process and the maintenance and operation of buildings. Sustainable retrofitting calls for the greening of already existing buildings to ensure that they conform to the sustainability agenda as well.
