AN INVESTIGATION INTO THE CHALLENGES FACED IN THE ADOPTION OF PREFABRICATION OFF-SITE METHOD OF CONSTRUCT IN NAIROBI COUNTY

ABSTRACT

The study sought to investigate the challenges contractors face in adopting prefabrication off-site method of construction. Specific objectives included; identification of the adopted off-site construction methods used by contractors in Nairobi County, to establish the perspective of contractors in Nairobi towards pre-fabrication off-site method of construction and to establish the challenges faced by contractors in Nairobi county in adoption of pre-fabrication off-site method of construction. The study adopted a descriptive survey approach and data was collected through administration of questionnaires.

 

The registered contractors in Nairobi County were the target population. From the study, the respondents believe that off-site prefabrication construction method help in time saving in the construction process. 87.50% of the respondents believe that off-site prefabrication construction methods reduce risks caused by construction of buildings and infrastructure. 79.17% of the respondents believe that off-site prefabrication construction method is durable thus making building and infrastructure to last for long. 61.11% of the respondents believe that there is consistency in off-site prefabrication construction method. 59.72% of the respondents believe that off-site prefabrication construction method is neat. 65.28%, 62.5%, 65.28% and 76.39% of the respondents agreed that the performance of off-site prefabrication method to stability, beauty, users’ satisfaction and structure respectively are high. 62.5%, 56.94% and 51.39% of the respondents agreed that the performance of off-site prefabrication method to cracks, thermal insulation and sound proofing is low.

 

It is concluded that, the challenges encountered in the performance of off-site prefabrication method are high skill and knowledge requirements, off-site construction has to involve many supply chain and procurement processes, the cost of Off-site prefabrication method is high, very many logistics and site operations involved and the prevailing industry and market culture do not align with the off-site method of construction represented.

 

The fact that there is flexibility and limited options and the existing building regulations are for traditional methods are not a challenge to the off-site prefabrication method of contraction as represented by 8.33% and 33.33% respectively. The benefits in using pre-fabrication off-site method of construction are better quality, fewer onsite resources, more adaptable to hash conditions, reduce construction costs, shorten construction time, achieving higher green goals, frozen design at the early stage, improve environmental performance and reduce construction waste.

 

It is recommended that contractors and constructors should use off-site pre-fabrication method of construction since it saves time, cost and produces better quality. Not all buildings constructed are sound proof thus it is recommended that there should be a sound proof off-site prefabrication construction method system. The government should offer funds to cater the problem of a high cost by use of off-site prefabrication method.
